As
the first project of Green Squares, we introduce 'Riverview
Neighbourhoods' in Tirur. Tirur town has been
continuously witnessing a rapid growth over the last
few years and the demand for quality housing is
overtaking the supply. Correctly assessing this need,
Green Squares propose to develop a 6.5-acre facility
hardly 500 meters away from the center of town.
Flanked by Tirur River on one side, the site is

Riverview neighbourhood is conceived as a Green

The
project is divided into two definitive operational
areas:
1.
Acquisition and development of land
2. Construction of villas.
The
budget allocation .for each of the two areas will be
Rs. 2.5 Crores and Rs. 6.75 Crores respectively. The
investment for land acquisition and development will
be retrieved as individual plots are sold. The
construction of houses will be done taking advance
installments from customers either personally or
through the banks they associate with.
Three banks have already approached Green
Squares to facilitate housing loans for interested
customers at very low interest rates. This sign of
encouragement energizes the company to step into their
second project, which will be an apartment complex in
the IT capital-Bangalore.
BY
the time Riverview neighbourhoods completed the
investors will have an estimated return of Rs. 30,000
to 35,000 per share, consolidated for the project
period. This profit is achieved at by calculating
maximum project expenditure and minimum return. The
dividend will be split into two parts on a 40-60 %
basis; the first part will be disbursed to the
investor and the second part will be reinvested in the
company as further capital investment. The percentage
break up for this process will be brought to 50-50 %
in subsequent years.
Green
Squares is planning to take up one major project each
year subsequent to the initiation of Riverview
Neighbourhoods.
